2 bdrm unit is a part of the 3bdrm house. One side of which is converted into separate in-law suite. Both units are private and share only one wall. Indoor/outdoor spaces and amenities are not shared.

HOUSE RULES: -Quiet hours are to be observed from 10pm-8am. -Check-in @4pm, check-out @11am. -Park on spots #2,3,4. Refer to the diagram. Limit is 3 vehicles per unit. Avoid parking on the sidewalk. Do not park tracks or heavy vehicles on the paved spot by the mailbox. -Guests shall keep the house tidy and return dwelling in the condition found. -No any type of smoking/vaping indoor(Fine $1000) Please smoke on the outside patios, away from the other unit doors/windows. Keep the yard free of cigarette butts. - Clean and store back complimentary equipment after using. -First propane tank is free; firewood is $10/17lb bundle. -Do not use utilities in a wasteful manner. Keep doors/ windows closed when AC is ON. -Guests can use the laundry only for personal items 4 loads/week. Extra is $3/load. -Do not accumulate trash. Do not skip trash days. Recycling is optional. -Do not dump dirt, sand, oil or food on mulch or rocks. -Do not bring sand inside to avoid extra cleaning charges. -Do not leave kids under 12 unsupervised when they are outside. -Check-out: Cleaning fees are included, maid’s fees are not. Guest shall leave the listing in the condition found; clean dishes, cooking appliances, organize cabinets, empty fridge, turn-off AC/lights/fans/appliances, clean and store back complimentary beach items, and lock doors/windows/gate. Don't make beds. Please wash all towels. Empty all trash cans and dispose in the outside containers in the fenced box. Put furniture/items back in the original locations. Do not take with you hangers or towels. -If Guest is overly noisy, let the dwelling get excessively dirty, causing damages or breaking the rules the owner has right to ask Guest(s) to leave the premises sooner. -No additional overnight guests are allowed without owner’s approval. Max #3 guests. -Swing weight limit is 300lb. -Guests can store inside only personal belongings. Sports, fishing gear, beach equipment should be kept in the outdoor covered areas: lanai, gazebo. Storing bulky items, furniture, grills, heavy equipment, trailers are prohibited. -Tampering and/or turning off security cameras are strictly prohibited. $100 fee -Keep doors/gates/windows locked when you are gone. -No pets allowed. If Guest has a service pet $300/pet cleaning fee is required. Guest with pets has to rent the whole house. Using back yard as pet’s toilet is PROHIBITED, $200 fine. COMMON CHARGES/FEES -Extra guests over 3 are $30/night per guest. Only by the host’s advanced approval. -BIKEs/KAYAKs: $25/day, $60/week, $90/month. Second Bike/kayak 50% off (up to one flat tire repair is included). -Laundry $3 per load (over 4 loads/week complimentary) -Late check-out fee $30/h, max $180/day -Smoking/Vaping inside fee- $1,000. Ozone treatment $150/unit -Firewood $10 per 17lb -Cleaning fees are different from maid fees. Cleaning fees are included. Maid fees are not: • Washing Dishes, running dishwasher - $30 • Arranging the cabinets - $20 • Trash removal -$20 • Placing furniture back into the original location - $30 -Guests are welcome to use our complimentary equipment. We expect it to be returned in clean condition and stored back after use so it is ready for the next guests. Fee for none compliance -$40 -Cleaning fees for over soiled conditions $30/h one person cleaning services over 5h standard cleaning service: • Grill-$30, Sand inside the house-$50, Oven-$30 -Pneumatic door stopper replacement: $40 -Broken refrigerator plastic bin - $30 -Roach treatment $200 -Clogged pipes fees run anywhere from $150-400. -Missing closet hangers fee $1/piece -Missing bath towels $8, pool towels $5 -Service call for the following reasons is $50 fee per visit (free over-the-phone). This could cover things like showing how to use TVs, how to reset breakers, how to use the smart lock, appliances, restarting router, turn on grill or fire pit, pumping bike tires, replacing propane tank, unlocking the door, replacing batteries. -Waste of utilities fee $80. Leaving lights ON while gone, leaving windows and doors opened while AC is ON. UTILITY allowance for monthly stays $200-electrical and $130-water bill per month. Everything over is guests’ responsibility.
